New Murabba: Riyadh’s Future Downtown and Saudi Arabia’s Next Mega Urban Revolution

Saudi Arabia is rapidly transforming its economy and urban landscape under Vision 2030, and among the country’s most ambitious developments is the New Murabba Project in Riyadh. Positioned as a futuristic downtown district, New Murabba represents more than just a real estate development. It is a symbol of Saudi Arabia’s economic diversification, technological ambition, and urban modernization strategy.

Announced by the Public Investment Fund (PIF) in 2023, the project aims to create an entirely new urban center in northwest Riyadh featuring residential communities, commercial districts, tourism attractions, entertainment zones, smart-city infrastructure, and one of the world’s most iconic buildings: The Mukaab.

New Murabba is strategically located in northwest Riyadh near King Salman Road and King Khalid Road. The site connects major growth corridors of the capital and provides easy accessibility to King Khalid International Airport, Diriyah, and key commercial districts. The project covers approximately 14 to 19 square kilometers, making it one of the largest urban downtown developments in the world.

The masterplan is designed around the “15-minute city” concept, where residents can access workspaces, schools, healthcare, entertainment, and public services within a short distance. Saudi Arabia plans to significantly increase Riyadh’s population over the coming decades, and New Murabba is intended to support this expansion while transforming Riyadh into a globally competitive capital city.

At the center of the project stands The Mukaab, a massive cube-shaped structure planned to become one of the world’s largest built structures. The Mukaab will measure approximately 400 meters in height, width, and length. The structure is planned to include luxury hotels, premium residential apartments, shopping destinations, offices, entertainment venues, immersive holographic experiences, and observation areas.

The architectural design combines traditional Najdi inspiration with futuristic engineering and advanced digital technologies. Inside the structure, visitors are expected to experience immersive virtual environments powered by artificial intelligence, projection systems, and next-generation entertainment technology.

Construction activity officially began with excavation, infrastructure preparation, and enabling works. Large-scale earthworks, road preparation, utility installations, and infrastructure corridors are already active. Millions of cubic meters of excavation work have reportedly been completed as the project moves into major infrastructure phases.

Current works include excavation and grading, utility corridor development, road networks, smart-city infrastructure planning, landscaping, foundation engineering, procurement activities, and contractor mobilization. The project is expected to be delivered in phases, with some major components targeted around Expo 2030 while complete development may continue toward 2040.

Several international engineering and consultancy firms are involved in the project. Parsons Corporation received a major long-term infrastructure and construction management contract and is involved in roads, utilities, infrastructure supervision, and public realm development. Other major firms associated with the project include AECOM, Jacobs, and AtkinsRéalis, contributing to urban planning, engineering consultancy, smart-city integration, and technical infrastructure services.

New Murabba is expected to play a major role in transforming Saudi Arabia’s economy. The project is projected to contribute approximately SAR 180 billion to the Kingdom’s non-oil GDP while generating around 334,000 direct and indirect jobs across construction, engineering, hospitality, tourism, retail, technology, and facility management sectors.

The project is also expected to strengthen Riyadh’s tourism sector by attracting millions of international and regional visitors through entertainment attractions, luxury hospitality, shopping destinations, and cultural experiences. In addition, it is expected to support foreign investment, increase real estate demand, and attract multinational companies to establish regional headquarters in Riyadh.

One of the most important aspects of New Murabba is the enormous opportunity it creates for contractors, subcontractors, and suppliers. The project requires civil contractors, earthworks companies, concrete suppliers, steel fabricators, utility contractors, MEP specialists, landscaping firms, and smart-city technology providers.

Heavy equipment demand for the project is expected to be extremely high. Large quantities of excavators, bulldozers, wheel loaders, dump trucks, mobile cranes, tower cranes, concrete pumps, asphalt machinery, foundation rigs, and compactors will be required throughout multiple phases of construction.

Contractors and suppliers can participate in the project through official vendor registration systems, partnerships with EPC contractors, or subcontracting arrangements under infrastructure and civil works packages. Equipment rental companies are also expected to benefit significantly, as Saudi giga-projects increasingly prefer long-term rental contracts that include operators, maintenance, and fleet support services.

Saudi Arabia is also emphasizing local content participation. Companies with Saudi operations, local manpower, Saudi-made products, local maintenance capability, and strong health and safety systems are expected to have stronger opportunities in securing contracts.

Small and medium-sized businesses can also benefit through transportation services, manpower supply, fuel services, logistics, temporary facilities, equipment maintenance, scaffolding, camp construction, safety services, and waste management support.

Despite its enormous potential, the project also faces major challenges including development costs, financing priorities, technical complexity, infrastructure scale, and long construction timelines. Reports in 2026 indicated that some parts of The Mukaab’s vertical construction may have slowed for financial and feasibility reviews, although the broader New Murabba development continues progressing through phased infrastructure and district construction.

New Murabba is more than just a construction project. It is a strategic urban transformation initiative designed to reshape Riyadh for future generations. With futuristic architecture, smart-city systems, advanced infrastructure investment, and extensive opportunities for contractors and suppliers, the project represents one of the most ambitious urban developments in the world today.

As Saudi Arabia continues its Vision 2030 transformation, New Murabba is expected to become a defining symbol of Riyadh’s future and a major driver of economic growth, tourism, investment, and innovation for decades to come.
